The development pipeline off South Capitol Street is growing by 11 stories.
D.B. Lee Development is proposing a hotel-residential-commercial project a block from Nationals Park in Southwest DC. The development would replace the auto repair shop on the northwest corner of Half and Q Streets SW (map) with 60 apartments, a 190-room hotel, and a roughly 4,000 square-foot market.

The building would also have a 4,900 square-foot penthouse-level bar, as well as rooftop residential amenities that include an indoor dog wash and an outdoor dog run. The unit mix would span from studios to two-bedrooms, and ten of the apartments would be inclusionary zoning.
The market would include fresh produce, prepared foods, some food-and-beverage stalls, and indoor seating. Both the market and the lobby of the hotel, which may be a Moxy brand or something similar, would have Nanawall folding garage-style doors to create open indoor/outdoor flow and sidewalk seating.
The development would also include a pick-up/drop-off area on Q Street, seven parking spaces along Half Street, and 55 below-grade parking spaces, including some tandem and stacked spaces. The building materials are expected to be black and dark red brick, and metal panels and fins; there may also be a mural on the north façade. Fillat + Architecture is the designer.
ANC 6D is expected to take a voting action on the project in January. Additional renderings are below.
