490 Apartments and 370-Key Hotel Planned in Rosslyn

While National Landing may be losing some previously planned residential units, another mixed-use project is on the boards a few stops away on the Blue Line.
Dittmar subsidiary Rosslyn Syndicate has filed plans with Arlington County to construct a building at 1900 N. Fort Myer Drive (map) with 327 hotel rooms, 490 apartments and 13,465 square feet of retail and restaurant space. The structure would replace the 300-room Holiday Inn at the site.

The new building, designed by MTFA Design + Preservation, would consist of two interlocking volumes, one 26 stories high and one 38 stories high. There would also be 937 parking spaces, 79 of which will be tandem, across three below-grade and four above-grade levels.
Hotel amenities would include a rooftop pool and a 6,000 square-foot event space on the 38th floor with 270-degree panoramic views. The developer would also improve an adjacent parcel owned by Arlington County to create public open space.
The unit mix will include 95 studios, 250 one-bedrooms, 116 two-bedrooms and 29 three-bedrooms. Interestingly, the application also indicates the developer's desire to set aside 70 of the apartments as furnished short-term rental units at the very least until the remainder of the building is leased up.
