435 Apartments, Open Space and Climbable Art: A Detailed Look at the Plans For the Takoma Metro
Eights month after a new proposal to redevelop part of the Takoma Metro station came to light, the public can now get a real sense of the development coming to the site.
Developer EYA and the Washington Metropolitan Area Transit Authority (WMATA) filed a planned unit development (PUD) with DC yesterday that outlines the scope of a mixed-use project for the 6.7-acre site at Eastern Avenue and Cedar Street NW (map) and included some of the first renderings of the development. Moya Design Partners is the project architect.

The proposed development would deliver 430-440 studio to two-bedroom units,15,000-18,000 square feet of retail/service uses, and a new Metro zone adjacent to the Metro station to provide improved Metrobus and Metrorail operations. Two acres of open space will be split across a park space along Eastern Avenue and an activated retail plaza with terraced steps at the Metro entrance along Carroll Street.

"The open space is intended for passive recreation use and also creates a significant buffer area between the building and the residential properties on the Maryland side of Eastern Avenue," the PUD stated. "This area includes meandering pedestrian paths as well as a ten-foot wide shared pedestrian/bicycle path that provides a more direct route to the Metro entrance. A central gathering space that will include a 'signature' piece of public/climbable art is proposed in this area as well."
Roughly 65 of the apartments would be affordable to households earning up to 60% of area median income (AMI), and there would be 250 residential and retail parking spaces. The development's transit zone will include a new WMATA bus loop, ten bus stops two bus layover spaces, and a separate lane dedicated to 14 Kiss & Ride spaces, and bike & ride facility.
The development team states that upon approval of the PUD application and issuance of building permits, construction is expected to take approximately 30 months.
