388-Unit Development At Site of North Capitol Street Exxon Nears Completion
A development eight years in the making at a prominent site along North Capitol Street is nearing completion.
The Florian, a 388-unit apartment building at 1 Florida Avenue NE (map), began pre-leasing this week as the project plans for its first residents to move in this summer. The development, from Aria Development Group and designed by Morris Adjmi Architects and Cunningham | Quill, sits on the site of a former Exxon station near North Capitol Street and Florida Avenue NE.

The origins of this development start back in 2016 when Aria acquired land along P Street and Florida Avenue NE, just adjacent to the Exxon station. Two years later, Aria purchased the former gas station site for just north of $25 million, which it then demolished three years ago to begin construction of the new building.
The14-story development will feature amenities including a coworking lounge and sundeck on the top floor, a fire pit and swimming pool, and a movie screening room and pet spa.
