30-Unit Residential Project With Retail Planned For Frager’s Site on Capitol Hill

Plans are in the very nascent stages for a mixed-use development along Pennsylvania Avenue SE at the site of the former Frager’s Hardware paint store on Capitol Hill.
PGN Architects presented design concepts to the ANC 6B Planning & Zoning Committee on Tuesday night for a 27-32 unit residential development with retail at 1123-1129 Pennsylvania Avenue SE (map).

“We are still in the early phases,” Jeff Goins of PGN Architects told UrbanTurf, stressing that the design and the scope of the development could change. The project will eventually go before the Historic Preservation Review Board.
The new development would sit adjacent to 1101-1117 Pennsylvania Avenue SE where Perseus Realty and development partner Javelin19 are redeveloping the Frager’s Hardware site into 40 to 50 condominium units, the return of Frager’s Harware to its original location, and two additional retail spaces.
