$2.5 Million And Up...And Up: Luxury Home Sales Set Record In DC Area In 2025

New data shows that 2025 was the best year on record for high-priced home sales in the DC region.
UrbanTurf parsed through Bright MLS data and found that last year was a record 12 months not only for home sales above $2.5 million in region, but also for sales above $5 million.
Just north of 800 homes listed between $2.5 million and $5 million changed hands last year—a 12% increase over the 2024 sales total. Even more striking is the comparison to 2020, when just 322 homes in this price range sold; the 2025 figure represents a 149% jump over that baseline, underscoring how dramatically the upper end of the market has expanded in recent years.
The growth in sales in the ultra-luxury segment was even more pronounced. Sales of homes priced at $5 million and above eclipsed 100 transactions for the first time in 2025, and jumped 20% from 2024. Compared to 2020's modest 38 transactions in this rarefied tier, the 2025 total reflects a staggering 184% increase, suggesting that the region's wealthiest buyers have grown increasingly confident about putting their capital into high-value DC-area real estate.
