215-Unit Project on the Boards on Shaw Church-Owned Property

The Shaw church development pipeline is seemingly heating up.

As tweeted by Shaw Rez, New Bethel Baptist Church has seemingly partnered with a developer for a project on their Foster House site at 9th Street and Rhode Island Avenue NW (map)

Developer-partner Evergreen Urban is working on a 215-unit mixed-income development. The project would provide 85 below-grade parking spaces, and amenities will include a gym and a lounge on the roof. The development is expected to deliver in 2023.

It is unclear whether these plans precede a March settlement between the New Bethel Baptist Church Housing Corporation and the Office of the Attorney General pertaining to unsafe and unsanitary living conditions created at Foster House. As part of the settlement, New Bethel agreed to remedy issues including mold, leaks, rodents, HVAC, electricity, and fire safety. Of the 76 units at Foster House, 43 are currently occupied.
