126 Townhomes, All-Affordable Senior Living and a Town Park: The New Plans at Skyland Town Center

The plans for the final phase of the redevelopment of Skyland Town Center are changing.
The development team of WC Smith and Rappaport, along with NVR Homes, is switching gears for Blocks 1 and 4 of the 19-acre development in Ward 7. Instead of a medical office building on Block 1 and a residential/retail project on Block 4, new plans call for 126 townhomes, an all-affordable 75-unit senior building; and approximately 10,000 square feet of ground-floor retail. This phase of the development will have a total of 82 affordable units, including seven townhomes and the 75 senior living apartments.

The site plan has also been revised to include a significant amount of open space, including pocket parks and Town Center Park, which will be a large park near the senior building.
"Town Center Park provides active leisure space for both residents and visitors with trellises for longer-term recreation, a flexible use plaza with concrete pavers, and a natural playground with a safety surface," filings with DC's Zoning Commission stated. "The park, and the adjacent plaza on Block 2 across Town Center Drive, will serve as the 'Town Center Core' of Skyland. Town Center Drive is designed such that this portion can be easily closed off to create one large cohesive central open space to be used for community events."
Blocks 2 and 3 of the Skyland development have largely been completed, and include a 263-unit residential building, which opened in 2021, as well as a Lidl grocery store and a drive-thru Starbucks. The Zoning Commission will consider the revised plans for Blocks 1 and 4 in the coming months.
