$100,000 for a Garage in Columbia Heights

A Columbia Heights garage hit the market this week for a cool $100,000.
There’s reason to think that over the years, the separate garage behind 1017 Euclid Street NW (map) has been used for more than just parking. It’s very large at about 2,000 square feet, with a separate electric meter, heating, lights and a telephone line. But interested owners should look into whether the property may ever be usable as more than a garage. Though pending changes to the zoning code would allow residential living in alleys so long as buildings are on alleys that are 15 feet wide or greater, it’s unclear whether the alley behind Euclid would meet that standard.

If the garage is only usable for parking alone, it’s boasting a very high price tag for DC. A freestanding garage in Georgetown UrbanTurf wrote about last year languished on the market at $97,500, though it was much smaller. And though congested Columbia Heights is notoriously difficult to park in, garage spots typically fetch much lower prices. Last spring, an indoor garage parking spot in the neighborhood was listed for $35,000.
