The Latest on the Residential Project Planned Next to Howard Theatre
A few minor changes have been made to the seven-story development that Monument Realty and PGN Architects have on the boards for the properties adjacent to the Howard Theatre and Wonder Bread factory.
The latest plans for the development at Wiltberger and T Streets NW (map), which will go before the Board of Zoning Adjustment later this month, now include 59 to 79 residential units, 7,420 square feet of retail space and two levels of below-grade parking consisting of 26 to 43 residential and retail parking spaces. Four properties fronting Ellington Plaza from 608-618 T Street NW will be combined to create the new development.

The scope of the project has changed a couple times since it was introduced to the public. Last July when UrbanTurf learned of the new development plans included approximately 110 residential units, 8,000 square feet of retail and 50 parking spaces. In October, those plans evolved to include 50 to 60 residential units with ground-floor retail and 36 to 38 underground parking spaces in a seven-story building.
One of the concerns expressed by the community focused on the shadows that might be cast over adjacent buildings by the new project. Shadow studies conducted by the development team found that the new project will cast no additional shadows on its residential neighbors to the east in the winter, and that in the summer, shadows will only be cast on the neighboring buildings for a few hours in the late afternoon.
