This week in What X Rents You, UrbanTurf looked in the $2,800 a month range and found a variety of choices for prospective renters in the DC area with this monthly budget.
Two-Bedroom Row House On the Northern Fringe of Old Town
Located on the northern edge of Old Town, this two-bedroom row house has a couple features that help maintain the home’s character while accounting for modern realities. For example, the living room wall has been designed so that a flat screen TV can be hidden when it is not being watched. In addition to the living room, the home has a dining room, an updated kitchen, and a backyard with a pergola, deck and patio. There is also a finished basement with a full bath and gas fireplace. Pets are allowed, but smokers are not. The home is available on May 15th or sooner if the current tenants leave early.

Three-Bedroom in Petworth For $2,800 (or $3,200)
This row house in Petworth touts its size, particularly that of its three bedrooms; two have attached sun rooms and the third is “HUGE”, according to the listing. The main floor has a sun room, a dining room and living room, and there is both a small front yard and a large backyard. Electricity, gas, water, cable and internet are all included in the monthly rent, which is $2,800 for leases of a year or longer, but $300 more if the renter can’t at least commit to a year.

Furnished Loft at Former New York Avenue Laundry
The story of Yale Steam Laundry is fairly well known. Formerly one of the largest steam laundries in the city, the New York Avenue property was converted in recent years into luxury lofts and condos. This approximately 1,000 square-foot loft at the project has the original brick and custom mill work from the property’s former life, as well as modern amenities like high-end appliances and a shower with built-in seating. (The building also has a rooftop pool, fitness center and underground parking.) If you are a renter who likes how this place looks with furniture, you are in luck — the listing comes fully furnished.
