Under Contract: From Timeless to Tiki

A Weeks for Mirrors in Lanier Heights

Over in one of the more prominent Beaux Arts buildings in Lanier Heights, this 945 square-foot one-bedroom co-op went under contract a week after being listed. The upper-floor unit has ten-foot ceilings and the floors, doors and trim throughout are restored original pine. In the living room, a wood-framed fireplace with a polished black surround sits beneath an oversized mirror, across from near floor-to-ceiling windows and a paneled glass door out to a balcony. The formal dining room is through a wood pocket door, and a narrow U-shaped kitchen contains a wine fridge. Frameless glass surrounds the tub in the bathroom, which sits alongside a giant mirror rather than having a tiled wall. The bedroom has a deep customized walk-in closet.

In the heart Penn Quarter, this two-bedroom unit is in the office-to-residential conversion known as Mather Studios. The unit retains the industrial finishes and loft-like aesthetic restored from the retrofit, boasting exposed concrete ceilings, polished concrete floors, and exposed ductwork. The lower level also has a rec room with white painted stone covering the lower half of the walls, as well as a Tiki-style bar nook. The full-length rear deck is one step above the ample fenced-in backyard. The house went under contract a day after the listing price dropped by nearly $50,000.
