Fifteen zip codes across the DC area posted median home sale prices of $1 million or more in April 2026, according to data from Bright MLS. Northern Virginia dominates the top of the list, Maryland's Bethesda-Potomac corridor holds the middle, and three DC zip codes round out the group. Below, UrbanTurf takes a closer look at those areas.

Virginia -- 22101 (McLean) is the region's priciest zip by a wide margin, with an April median of $2,300,000 — up 42.1% from a year ago. 22066 (Great Falls) follows at $1,830,000 (+15.1%), and 22207 (North Arlington) sits third at $1,658,000 (+8.5%). All three are among the strongest appreciating markets in the region year-to-date.

DC -- In DC proper, 20015 (Friendship Heights/Chevy Chase) leads at $1,420,000, followed by 20007 (Georgetown/Burleith) at $1,275,000 — flat from a year ago. 20003 (Capitol Hill/South) is the notable riser, up 21.1% to $1,020,000. 20016 usually makes this list but  a high volume of condo and co-op sales brought the median price below $1 million.

Maryland -- The state's entries are mostly softening. Both Bethesda zip codes — 20817 ($1,355,500, -7.1%) and 20816 ($1,325,000, -13.1%) — are pulling back from 2025 highs, as is 20854 (Potomac) at $1,280,000 (-4.9%).

Rounding out the list are several Northern Virginia zip codes hovering just above the threshold: 22301 (Del Ray/Rosemont) at $1,082,450, 22046 (Falls Church) at $1,079,750, 20124 (Clifton) at $1,039,000, 22308 (Alexandria) at $1,025,000, and 22182 (Vienna) at $1,445,000.
