The Rising Cost of a One-Bedroom Rental Around the DC Area

A new report out this week sheds light on how much rental rates for one-bedroom apartments in the DC region have risen over the last year.
The new report from RentHop finds that the median rent for a one-bedroom in the DC region is approximately $1,850/month, 9% higher than a year ago. The report, which analyzes rents for unfurnished one-bedroom apartments within half a mile of area Metro stations, also found that one-bedroom rents are up at 89 of 91 local Metro stops.

Below, we highlight the median one-bedroom rents for a selection of DC-area neighborhoods:
- Foggy Bottom -- $2,375/month, up 18.75%
- Congress Heights -- $1,400/month, up 17.89%
- Pentagon City -- $2,248/month, up 16.84%
- Branch Avenue -- $2,050/month, up 16%
- NoMa -- $2,258/month, up 15.77%
- Cleveland Park -- $2,140/month, up 15.21%
- Navy Yard -- $2,099/month, up 15%
- Dupont Circle -- $2,400/month, up 14.3%
- Ballston -- $2,150/month, up 13%
- Crystal City -- $2,250/month, up 11%
- Silver Spring -- $1,800/month, up 9%
RentHop's report gathers median rent data for one-bedroom units advertised on their site within a half-mile of Metro stations, comparing rates from May through July 2021 to the same period in 2022.
