The Next 144 Townhouses and Condos Proposed at Walter Reed

One of the biggest residential pieces for the re-envisioned Walter Reed campus is coming into focus.
Toll Brothers shared plans with ANC 4B on Monday for 144 townhouses and stacked condos that will be constructed on Parcels A-G at The Parks at Walter Reed (map). The developer is also the design architect, and The Eisen Group is the architect of record.

There will be 50 three-bedroom townhouses fronting Fern, 12th and 13th Streets, and the remaining 94 units will be stacked two-over-two condos arranged in rows along Elder Street and Georgia Avenue. Twelve of the units will be affordable to households earning up to 80% of area median income (11 of which will be condos). "Two-over-two" refers to a two-level unit above another two-level unit.
Each townhome will have a two-car garage and each condo will have a one-car garage; some of the condos will also have access to a driveway, bringing the total number of parking spaces to 288. None of the units are ADA-accessible (Americans with Disabilities Act).
Toll Brothers will file an application with DC's Historic Preservation Review Board (HPRB) in August to secure a September HPRB hearing; they hope to break ground next summer. The townhouses on Parcel WXY at The Parks at Walter Reed just received renewed design approval in June.
