WY18 exterior
For admirers of DC’s historic residential architecture, there are two century-old buildings not to be missed: The Warrington and The Wilmington. Located in the heart of Adams Morgan, just off 18th Street at 1801 and 1811 Wyoming Avenue NW (map), the contiguous properties recently underwent a high-end renovation and are now called WY18.
Since hitting the market in March of last year, WY18 has been in high demand, successfully selling 38 of its 43 units. With just 5 two-bedroom condominiums still on the market, the project is relaxing its prices. In an effort to sell out by the year’s end, the property’s agents are now considering all reasonable offers from interested buyers.
WY18’s remaining two-bedroom condominiums range in size from 900 to just under 1,100 square feet (view the floor plans here) and all include balcony space. Asking prices range from $539,900 to $569,900 (see pricing below for all five homes).

WY18 residences feature modern floor plans with restored hardwood floors and antique cherry pocket doors. The new kitchens have quartz countertops, GE Café Series appliances, under-cabinet lighting and milk glass pocket doors leading to large pantries. The kitchen exhaust fans ventilate to the exterior — not recirculating like typical fans — and the bathrooms are equipped with high-grade super quiet fans.

The condominiums are also outfitted with amenities like GE stacked front-loading washers and dryers, convenient cell phone recharging and iPod docking stations (the kitchen islands include 2 USB ports for recharging any USB device), and color audio/video access control systems. Each is smart-wired for phone, cable and internet, and most have 9-foot ceilings and a private balcony or terrace.
The buildings and the individual condominiums have all-new electrical, heating and air conditioning, plumbing and fire-alarm systems, as well as a shared communal garden with benches and a water feature.
Lobby
In additional to individual balcony space, the most valuable amenity at WY18 might be the large, multi-level roof decks on both buildings. The decks are outfitted with wet bars, natural gas for a barbeque grill, benches and tables, and last but certainly not least, amazing views of downtown DC.
The WY18 sales office is located at 1811 Wyoming Avenue NW, Apartment #2 (map). For more information, check out the WY18 website, like the WY18 Facebook page or call The Mattison Group at 202-686-7653.
