Sales Up, Prices Down? A Few DC Housing Predictions For 2026

As an up and down year for the housing market winds down, forecasts are being made for what 2026 may bring.
Bright MLS published its forecast for the DC-area and Mid-Atlantic housing markets on Wednesday, and we plucked out some of the more interesting predictions for the DC region.
Here are a few:
- Home sales will rise about 8% in the DC region in 2026. This year, sales are essentially the same as 2024.
- Home prices will fall slightly. Bright predicts that median home prices in the region will drop 1% to $617,000.
- The inventory of homes for sale will rise by about 14%.
“On-going uncertainty around the federal government suggests weaker demand in the Washington D.C. Metro Area and the North Central Virginia markets, and therefore, these forecasts suggest a slower pace of home sales transactions in 2026 compared to other parts of the Mid-Atlantic,” Lisa Sturtevant, Bright MLS Chief Economist said.
