Raze Application Could Pave Way For 35 Affordable Senior Units at Phi Beta Sigma Headquarters

A raze application has been filed for the Phi Beta Sigma headquarters in Manor Park as plans for new affordable housing take shape.
The fraternity has partnered with Legacy Real Estate Development to replace their two-story headquarters building at 145 Kennedy Street NW (map) with a five-story building, delivering 35 affordable senior apartments above 6,000 square feet of new office space for their organization.

As proposed, the units will be affordable to households earning up to 50% of area median income, and 20% of the units will be permanent supportive housing for more vulnerable households.
The unit mix will span from one- to four-bedrooms, and the development team also expects to create 15 below-grade parking spaces. As designed by PGN Architects, the building will be in two shades of brick and the façades will incorporate elements that reference Phi Beta Sigma symbology.
