One Home Remains at Shaw's Luxury Alley Development

Naylor Court Stables, a community of three boutique properties in Shaw, came on the market late last year and garnered immediate attention. Built in one of DC’s oldest historic alleys, albeit with tons of modern luxuries and historically inspired detail, two of the three $1.695 million homes sold quickly.
Sean Ruppert — principal of OPaL, which developed the townhomes — was recently included on a 2014 National Association of Home Builders (NAHB) panel of developers who are transforming communities through urban infill design. NAHB tapped Ruppert after seeing his work on both Naylor Court Stables and on his 2013 development in Baltimore, Lombard Court at Fells Point (photo below).
“There’s been great interest in Naylor Court Stables,” says Ruppert. “I think the market was ready for really luxurious, high-end homes in a distinct part of DC’s city center. These homes have a lot of character and are often compared to penthouse properties because of how private and unique they are—though they are in fact townhouses.”
Built from the ground up (in place of a garage that collapsed during DC’s 2010 blizzard), the townhomes are neighbors to former horse stables and a handful of historic carriage homes. Small, rounded horse-height windows, sliding barn doors and exterior hayloft doors are some of the details that are in architectural keeping with the property’s historic surroundings.
The remaining townhome, which has been showing 4 to 5 times a week, is an end unit with a large wraparound terrace and more windows than either of the other two properties. The 2,600 square-foot home has three bedrooms, 4.5 baths and its own carriage house with storage and parking. Interior details include 8-½ foot windows in the master bedroom, commercial-grade appliances, marble countertops, espresso hardwoods and skylights that filter light from the top floor to the ground floor.
While alley living is quaint and quiet, the location of Naylor Court Stables is central to the nucleus of DC nightlife in Logan Circle, Shaw and U Street. Nearby are restaurants like Corduroy, Estadio and Le Diplomate; venues including the 9:30 Club and Studio Theater; and grocery stores like Whole Foods and City Market at O.
