A Rare Development: 22 New Apartments Planned Above Palisades Retail Strip

A residential project has been proposed for a DC neighborhood not known for new multi-family development.
A 22-unit apartment project has been pitched for the triangular site at 4885 MacArthur Boulevard NW (map), one of the main retail strips in DC's Palisades neighborhood. The proposed apartments would be constructed above retailers Black Coffee, Café Vino and Dodge Chrome.

The new project, designed by Teass\Warren Architects, would consist of one- and two-bedroom apartments and the development team will need to go before DC's Board of Zoning Adjustment to get relief from the loading and set back requirements for the address, as well as the parking requirements.
The project requires 11 parking spots, but the development is looking for an exception to have no parking spaces. At an ANC 3G meeting on Wednesday, the development team said that they are looking to develop an off-site parking plan for the project.
