Last October, UrbanTurf reported that Community Three Development had its eye on a dilapidated mansion in Mount Pleasant, with the aim of turning it into condos in the coming years. Prince of Petworth now reports that a zoning meeting notice is posted outside the property, an indication that the project could be moving forward.
The mansion, located at 3324 18th Street NW (map), sits prominently on a 12,000-square-foot lot, set back from the street by a wraparound front yard. When Community Three’s architect-cum-developer president Grant Epstein spoke to the neighborhood’s design review committee towards the end of 2010, he outlined a conversion of the mansion into 11 condos with another unit in the carriage house around back. He said that while the interior of the building will be gutted and renovated, plans are to retain as many of the original details as possible. At the time, the plans also called for a solarium in the back of the building to allow more light into the lower-level units, many of which will also have some sort of outdoor space.
Community Three Development’s DC projects include The Nine and M Street Flats, as well as The Residences at St. Monica’s, a new Capitol Hill development that is hosting its first open house next Wednesday.
The plans outlined by Epstein last October may have changed over the last several months, so it will be interesting to see if any new information come out in the next few weeks.
