New Details and More Views of 31-Unit Residential Development Planned Near Uptown Theater

The plans for a proposed development just south of the Uptown Theater have changed a bit in recent weeks.

Velocity Property Management has updated its Historic Preservation review application for an infill development between and behind retail on Connecticut Avenue and the Macklin apartment building on Newark Street NW (map). The more detailed filings show that the new development will deliver 31 residential units, along with 4 townhouses atop 2,717 square feet of retail at the intersection.

A public plaza would be created on the site of a surface parking lot at the corner, while the 5,000 square-foot single story retail building at 3412 Connecticut would remain. The new design adds a stairway between the townhouses and the Macklin to connect the plaza to Newark Street.

The design of the four stories-plus-penthouse building appended to the Macklin has also been tweaked to improve the relationship of the new building to the Macklin, and the penthouse is now shorter and has a smaller footprint. KASA is the design architect.

The Historic Preservation Review Board will consider the application at this month's hearing. Additional renderings are below.
