Monument Realty Plans 82-Unit Conversion in Glover Park

Glover Park has an office-to-residential conversion of its own to add to the growing list of conversions around DC.
Monument Realty is converting three floors of office space at 2201 Wisconsin Avenue NW (map) into 82 new apartments. The building already has 50 apartments on its upper levels, so the conversion will make the building fully residential. The new units will be junior one-bedrooms, one-bedrooms and two-bedrooms, and the conversion should be finished in about a year.
The building’s ground-floor retail, which includes a Chinese visa office and World of Wine, will remain. There will be no substantial changes to the exterior, so the building will look much as it does today even as its office floors become housing.
This isn’t the first conversion of this nature that Monument has in the works. The firm is doing a similar conversion at 2401 Pennsylvania Avenue, an eight-story mixed-use property just off Washington Circle in Foggy Bottom. The company is turning the building’s three office floors into 60 additional residential units, bringing the total to 100.
Both conversions are taking advantage of the city’s Housing in Downtown tax abatements. The program offers 20-year property tax abatements to offset the high cost of office-to-residential conversions.
