From Beginning to End, 365 Units and a Publicly-Accessible Park Proposed for Shaw

A major residential development has been proposed one block from Mt. Vernon Square Metro station.
Mid-City Financial has plans to replace the Washington Apartments Complex in the 1200 block of 5th Street NW (map) with a 365-unit residential development. A pair of donut-shaped volumes will be on either end of the super-block, connected by the shared residential lobby and amenities. The central volume will be set back such that the project will deliver a park accessible to the public at the meeting of 5th and Ridge Streets.
Designed by Torti Gallas Urban, the building will be up to 50 feet tall and will provide 100 below-grade parking spaces. The unit mix will be studios to three bedrooms; 10 percent of the residential space will be affordable to households earning up to 60 percent of area median income (AMI), and 2 percent will be affordable to households earning 80 to 120 percent AMI.
The development would be by-right and would not require historic preservation review. ANC 6E Commissioner Rachelle Nigro shared the plans in advance of a public meeting next week, where the developer is expected to present the development plans to the community. The plans will go before the ANC in July. Additional renderings are below.
