Four Units and a New Restaurant? The Plans for a Popular Petworth Block

One of the hottest blocks for restaurants in the District may soon make space for another.
The owner of 845 Upshur Street NW (map) has filed an application with the Board of Zoning Adjustment to add a story and three additional residences to the property, ultimately delivering four one-bedroom plus den apartments above a small restaurant. The architect is Ryan Petyak of Studio 3877.
As reported by Popville last spring, the restaurant is expected to be a South Asian concept courtesy of Alex McCoy, the chef behind Duke's Grocery and Lucky Buns. The existing two-story building on the site, currently has a residential unit above commercial space that previously housed China American carryout.

The application seeks a special exception to exceed the maximum lot occupancy allowance, which would enable the property to maintain a consistent floorplate on every story. The roof and the front and rear walls of the second story would be removed, while the existing bay and storefront would be incorporated into the eventual three-story building. A three-story rear addition would be appended to bring the building flush with one of its adjacent neighbors.
A zoning hearing has not yet been scheduled.
