EYA To Build Waterfront Luxury Condos in Old Town

EYA CEO Bob Youngentob told UrbanTurf today that the firm will start construction on a 60-unit luxury condo project on the waterfront in Old Town (map) this summer called The Oronoco. The project will be an adaptive re-use conversion of the former office building in Alexandria that EYA purchased last spring. The single-level units will range in size from 1,600 square feet to just over 3,000.
“Condos of this size will serve a buyer who no longer wants to live on multiple levels,” and who wants to enjoy easy access to Old Town and the waterfront, Youngentob told UrbanTurf.
The condo offerings will include two-bedroom plus den units as well as condos the size of a single-family home, with three bedrooms, a den, a family room, home office, living room, dining room and kitchen. With a two-level parking garage already in place, Youngentob expects to offer each resident at least two parking spaces. EYA will also use the existing tiered shape of the building to create private terraces.
“Every unit will have significant outdoor space in the form of elevated terraces, expansive balconies and courtyard terraces,” he said, noting that many of the units will have waterfront views.
Working with architecture firm Shalom Baranes, EYA plans to strip off the existing exterior skin and gut the interior, redesigning the Old Town-appropriate red brick facade with modern elements like glass, high ceilings and big windows.
EYA plans to start construction this summer, with sales starting in the spring of 2012. The high-end nature of the condos is reflected in their price; two-bedrooms will start at $900,000 and the largest units will ask over $3 million.
