The Dramatic New Plans For Union Market

EDENS has big plans to expand its imprint on the Union Market neighborhood.
Last night, EDENS development manager Sohael Chowfla shared an early look at a dramatic new concept slated for 401 New York Avenue NE (map) and 1348 4th Street NE (map).
The proposed 567,840 square-foot planned unit development (PUD) would include two 130-foot tall buildings, one office and one residential building with roughly 360 units, connected by a "rooftop plane". The development would also include ground floor retail and PDR/makerspace uses, and it would meet inclusionary zoning requirements. There would be 300 parking spaces across three below grade levels.
"We're very, very, very early on in the process, and it's a big lift to get this through all of the agency approvals; it's kind of a unique project for DC," Chowfla explained.
The concept for the rooftop plane is that it would be publicly-accessible via elevators and may include garden, recreational, or food/beverage offerings.
"One idea that we had was we could have a bridge across and then open it up so that there would be a large public space that you could go up to, creating a kind of gateway to the neighborhood," Gregg Pasquarelli, of project architect SHoP Architects said, also noting that they are in the very nascent stages when thinking about this space.
