The Session, Capitol Hill's Exceptional New Boutique Condominium, is 50% Sold

In March, an exceptionally crafted seven-residence boutique condominium made its debut on Capitol Hill.
The Session was built out of two classic Hill rowhouses allowing for residences with oversized floorplans—including several duplexes—spacious enough to live like townhomes. Sales for The Session began in mid-March and the property is already nearly 50% sold.

The Session is the latest Capitol Hill boutique condominium by local developer Monarch Urban, who is known for their thoughtful design and expert craftsmanship. All of the residences at The Session feature two or three bedrooms and range in size from 865 square feet to 1,847 square feet. The remaining residences on the market include a two-bedroom, two-and-a-half bathroom penthouse duplex and a two-bedroom, two-and-a-half bathroom residence with expansive private outdoor space. Pricing starts at $674,900.

No detail was spared in the building of The Session. Each residence has been finished with sand-in-place hardwood flooring, solid-core doors, recessed LED lighting, custom Capitol Hill-style moldings, custom built-in shelving and closet storage, smart thermostats, full size washers and dryers, and energy-efficient Lincoln windows and exterior doors.
Every condominium includes private outdoor space, be it an oversized terrace, patio or a Juliet balcony.
Kitchens boast full overlay custom cabinetry and panelized Bosch appliances; quartz waterfall countertops; five or six burner gas ranges, built-in drawer microwaves and abundant storage. Bathrooms feature custom white vanities, quartz countertops, soaking tubs, custom tiling and decorative light fixtures.

Capitol Hill boasts a trove of neighborhood amenities, from restaurants and bars to grocery stores, shops and gyms. Nearby businesses include The Roost food hall, The Pretzel Bakery, Bullfrog Bagels, The Duck & The Peach, Joselito Casa de Comidas, Little Pearl, Safeway, Trader Joe's, Pure Barre, Orangetheory Fitness, Off Road DC and Peregrine Espresso.
