Boutique Stand Alone Condo Debuts in Columbia Heights

As developers plan the future of every yet-undeveloped DC lot, it becomes less and less likely that homebuyers will find roomy condominiums in detached buildings. This is exactly what makes 13th Street Flats, a ground-up boutique condominium in Columbia Heights (map), so desirable.
13th Street Flats is a freestanding luxury property with eight total units, each boasting three full walls of windows, an average of 1,300 square feet and private outdoor space. After starting construction earlier last year, developer Capital City Real Estate completed the property last month.
Grand opening events were held last weekend and the property is now open to prospective buyers. Two of the units—one penthouse and one third-floor unit—are staged, and all eight units are available for walk-through tours.
The property has an extraordinary amount of natural light both from extra-large windows throughout (including glass balcony and patio doors) and thanks to a design that includes just two units per floor. All of the homes feature two bedrooms and two baths, with either a private balcony or patio space. The penthouse units occupy two levels each and include balconies in addition to private rooftop terraces. The penthouse units measure at around 1,500 square feet each and are priced in the $800s. Lower level units start in the $500s.
Buyers can expect a high level of quality from 13th Street Flats, too. Developer Capital City Real Estate performed extensive quality control inspections throughout the building process. They’ve also used superior insulation to improve energy efficiency, took pains to sound proof between floors and units, and used Low-E Energy Star windows and appliances.
Interiors are modern in design and include pre-wired sound systems, hardwood flooring, walk-in closets, washers/dryers and recessed lighting. Marble tiling, custom cherry cabinetry, soft-close drawers, natural stone countertops and designer fixtures are included throughout. Parking is available onsite for an additional price.
13th Street Flats is located close to the heart of Columbia Heights, equidistant from both the Columbia Heights and Petworth Metro stations, and close to a host of restaurants, bars and shops. Within walking distance are Target, Starbucks and Washington Sports Club, as well as popular neighborhood haunts like Meridian Pint, The Coupe and El Chucho.
