Big Development Plans In the Works for Site in Southeast DC
A new planned unit development (PUD) application is on the horizon for a sited in Near Southeast, and the upcoming plans seem reminiscent of what was previously approved.
Last week, ANC 6B commissioner Corey Holman tweeted that Felice Development Group has filed a notice of intent (NOI) to submit a first-stage PUD application for 1333 M Street SE (map). With submission of an NOI, a PUD application is at least 45 days away.
The PUD is expected to request a map amendment to rezone the 2.9-acre site from PDR-4 (production, distribution and repair) to MU-9 (high-density mixed-use), enabling development of three buildings: a 240,635 square-foot building with 13,322 square feet of retail, a 466,883 square-foot building with 23,887 square feet of retail, and a 71,289 square-foot building.
In 2015, previous owner Cohen Siegel Investors received zoning approval for a three-building, 673-unit development with 10,370 square feet of retail. A two-year extension for the previous PUD expired last year; developer Crescent Heights had purchased the property in the interim.
GTM Architects will design the future development and was also the architect for the prior PUD at the site.
