The housing market in American University Park continues to be one of the most competitive and fastest moving markets in DC.
Here are the three statistical metrics that illustrate the climate of the market in AU Park:
- The average sales price to list price ratio so far in 2018 sits at 101.5 percent, the second highest level in the city and an indication that homes are regularly selling for above list price in the neighborhood.
- 65 percent of homes sold in AU Park this year did so within the first ten days of hitting the market.
- At just 6 days, the median days on market for homes in the neighborhood is the lowest for any legal subdivision in DC.

The inventory of homes for sale in AU Park has hovered at or below the one-month level since the beginning of the year and that supply constrain is reflected in home prices. Prices rose 6.3 percent over last year to $1.042 million, and listing prices are following suit, increasing 2.5 percent to just over $1 million.
