Hotel Efficiencies and Additional Parking: The New Plans for Rosslyn Holiday Inn Redevelopment
In December, UrbanTurf reported on the proposal to redevelop the site of a Holiday Inn in Arlington into a massive new residential and hotel project. Now, the development is back with more detailed renderings and a slightly different unit distribution.
Dittmar subsidiary Rosslyn Syndicate previously filed plans with Arlington County to construct a two-volume building at 1900 N. Fort Myer Drive (map) with 327 hotel rooms, 490 apartments and 13,465 square feet of retail and restaurant space, along with 937 parking spaces. The new iteration of the development will have 339 hotel rooms and 953 parking spaces, with the increase in parking spaces coming from there being 95 tandem spaces rather than the originally-proposed 79.

Another interesting facet of the new proposal is the shift in residential units. While there will still be 490 units, 60 are now being proposed as "hotel efficiency" units. Although it is unclear what this term refers to, it may be a nod to the development team's initial proposal to set aside 70 of the apartments as furnished short-term rental units as the building is leased up.
The building is designed by MTFA Design + Preservation and would have hotel amenities which include a rooftop pool and a 6,000 square-foot event space on the 38th floor with 270-degree panoramic views. The development would also include outdoor dining space fronting Route 29.
The Arlington County Site Plan Review Committee is expected to review the project on April 1st. Additional renderings are below.
