The Adams Morgan Triangle House Hits the Market

Two years ago, UrbanTurf closely followed the sale of a triangular plot in Adams Morgan and the progression of plans to build a home on the site. Now, that house is delivering.

OPaL has listed a three-bedroom, 3.5-bath house at 1706 Florida Avenue NW (map), in the Strivers Section Historic District. The shape of the site for the three-story, 1,500 square-foot house allows for one or two uses on each floor, starting with a foyer and guest bedroom suite on the entry level.

The second floor houses the kitchen and the family room with a half-bath between, and the owner's suite occupies the top floor with an attached den and a walk-in closet. There is also a lower level that could serve as a third bedroom suite or a media room, and also houses the laundry room. An open spiral staircase cuts through the house, and most of the windows are floor-to-ceiling and face either south or west.

The house comes with an off-street parking space and a rooftop terrace with views of the Washington Monument. It is listed at $1.45 million. GPS Designs is the architect.
