A Map Amendment Could Be on the Way For Shaw's Parcel 42, Is Development Next?

Five years after DC solicited development proposals for Shaw's Parcel 42, and nearly four years after a development team was selected, the city is taking up the rezoning that would make the project possible.
The Office of Planning has filed a map amendment application to rezone the 15,317 square-foot site at 1707 7th Street NW (map), from ARTS-2 to ARTS-4. While all ARTS zones are intended to incorporate arts and culture into a mixed-use development with high pedestrian, "18 hour" activity, the upzoning will enable a building with a maximum height of 100 feet (plus penthouse) rather than 70 feet, with inclusionary zoning.
The city-approved project is seven stories with 118 two- and three-bedroom apartments above 8,000 square feet of neighborhood-serving retail. 30 percent of the apartments will be set aside as affordable, and the development will include a public park. The development team includes Ditto Residential, Group360 Real Estate Advisors and Irving Development; Dep Designs and R. McGhee and Associates are the architects.
UrbanTurf has reached out to DMPED to find out the current status of the development. A zoning hearing is scheduled for next week.
