A First Look At A New 22-Story, 300-Unit Development Planned In Ballston

Back in 2023, Aria Development Group acquired a commercial building in Ballston with an eye towards redeveloping the site into a large residential project. Now, we are getting a sense as to what that new building will look like.
The development team has filed plans with Arlington County for a 22-story, 302-unit apartment project with 72 parking spaces at 4420 Fairfax Drive (map). The development, designed by Hickok Cole, will have retail on the ground floor as well as a pool and outdoor amenity deck on the 10th floor. As part of the plans, Aria has been working with the county on a new western entrance to the Ballston Metro station that will a part of the development.
A new residential building at this Fairfax Drive address has been nearly 20 years in the making. In 2006, the county board approved a site plan amendment that would allow for a 23-story, 237-unit apartment building to be constructed at the site.
