Blocks From The White House: 255-Unit Conversion Pitched for Building Near 1600 Pennsylvania Avenue

A new development on the boards can unironically describe itself in relation to The White House.
Foulger-Pratt has filed a zoning application to convert the 1990s-era office building at 1425 New York Avenue NW (map) into 255 rental apartments above 3,135 square feet of commercial space. The office building sits less than a block from 1600 Pennsylvania Avenue NW.

While most of the existing structural elements of the building will remain, the articulated pre-cast concrete façade will be given a facelift that simplifies and squares it off. The street level entrances will be modernized, and the existing triangular recessed balconies fronting New York Avenue will be reconfigured into traditional and juliet balconies.
The existing building atrium will be converted into a courtyard, which will also provide light and air for the residential units interior to the building. There will be other amenities on the ground floor and an indoor/outdoor penthouse amenity with pool deck. WDG Architecture is the designer.
The development team shared plans at the ANC 2C meeting Tuesday night, where they also got a vote in favor of a letter of support for the application. Interestingly, the team has also been in discussion with the Secret Service, given the project's close proximity to The White House.
A zoning hearing has not been scheduled.
