805 Units and a Rooftop Restaurant: JBG SMITH's Big Plans for NoMa McDonalds Site

Three years after JBG SMITH purchased a NoMa McDonald's, plans are emerging for redevelopment of the site.
Capitol Point North, a two-phase development is on the boards for 55 and 75 New York Avenue NE (map). The first phase would deliver 500 apartments above 13,130 square feet of ground-floor retail and a 5,250 square-foot rooftop bar/restaurant; the second phase would deliver 305 apartments above 9,125 square feet of retail, a 4,000 square-foot fast food restaurant (presumably the existing McDonald's), and pet boarding.

The first phase would have a rooftop pool deck and six small clubrooms on the second floor in lieu of the typical single large clubroom many apartment buildings offer as an amenity. The building would also provide 273 below-grade parking spaces and up to 220 long-term bicycle spaces for residents.
Inclusionary Zoning (IZ) is not required in the D-5 zone; the developers would make a monetary contribution to the Housing Production Trust Fund to compensate for the habitable penthouse space. Hord Coplan Macht is the architect.
This is the third development near this intersection, in the D-5 zone, to be proposed this year; there has also been debate about whether IZ should be required in D- zones over the past year.
