60-Unit Development Proposed off Wisconsin Avenue in Downtown Bethesda

The downtown Bethesda residential pipeline continues to grow.
SJ Investments is proposing to replace the small multi-unit buildings at 4526 and 4530 Avondale Street (map) with a 7-story building, delivering 60 units.
The unit mix will span from studios to one-bedrooms with dens, and nine of the units will be moderately-priced. There will be up to 21 parking spaces on a below-grade level. Perkins Eastman is the architect.

The development team shared plans with the community on Monday night and many attendees expressed concern about how the building would set a precedent on the block, and whether the parking would be sufficient.
A representative stated that Montgomery County requires 24 parking spaces for the residential units provided, but that county planning staff told the team at a preliminary meeting that they would be comfortable with no parking on-site.
The development team expects to file a preliminary plan application by the end of the month.
