New Five-Unit Condo Project Planned for 14th Street

The new residential developments just keep coming to 14th Street.
Last night at the ANC 2F Community Development Committee meeting, CAS Riegler presented its plans for a boutique condo project that will be developed on the upper floors of 1324 14th Street NW (map). Kevin Riegler and Adam Stifel presented the project, which will consist of five new residential units on top of a ground-level retail space.
The developers have revised their plans several times, based on concerns expressed by the project’s neighbors. The new plans pull the pop-out penthouse back from the street, replace a rooftop garden with individual patios, and reposition windows to optimize privacy. CAS Riegler believes the new plan has “100 percent support from directly impacted neighbors.” (As of last night, it also has ANC support.)
The five two-bedroom units will average around 1,000 square feet, and two will come with a parking space. Kevin Riegler told UrbanTurf that they expect to start construction around the beginning of 2012.
In related news, Torti Gallas architect Sarah Alexander told UrbanTurf on Wednesday that revised plans for The Irwin, a 55-unit residential development a few doors north of the CAS Riegler project, will likely be presented to the ANC next month. UrbanTurf first reported on this project back in August.
