A 49-unit residential development has been pitched for Logan Circle.
Coba Properties is proposing the by-right project that would raze the buildings from 1218-1224 M Street NW (map) to deliver 49 market-rate rental or for-sale apartments. Located in a D-1-R zone, no inclusionary zoning is required; the developer will be making a contribution to the Housing Production Trust Fund.

The unit mix will span from one-bedrooms (with and without dens) to two-bedrooms, and there will also be a two-bedroom plus den on the penthouse level. The project will also include seven surface parking spaces and a rooftop deck with grills. ZDS Architecture is the designer.
The developer hopes to break ground this fall and deliver in spring 2022; an informational presentation was shared with ANC 2F on Wednesday.
