450 Apartments + A Grocery Store: A First Look at the Latest Development Proposed at Buzzard Point

The public is getting its first glimpse at the project expected to bring the first full-service grocery store to Buzzard Point.
The development team behind the two-phase project that would replace a portion of the Superior Concrete Plant (map) shared their plans with ANC 6D on Monday night. The first phase will deliver 451 apartments above 15,986 square feet of retail at the Half and South Capitol Street corners, and the second phase will include a grocery store. The development team includes Steuart Investment Company, MRP Realty, and FRP Development Corporation; SK+I Architecture is the designer and Oculus is the landscape architect.

The building will be set back 15 feet along South Capitol and 5-10 feet along S Street to facilitate extra-wide sidewalks and indoor/outdoor retail or dining, bolstered by accordion glazing at the street level. There will be courtyards on the second floor, a terrace on the seventh floor, and a pool, lounges, and gym on the penthouse level.

The developers plan to submit a design review application to the Zoning Commission some time in the next couple of weeks; additional renderings are below.
