310-Unit Mixed-Use Development Proposed in Marlow Heights

A mixed-use development is in the works for the Marlow Heights section of Prince George's County.
The owner of the 11-acre site at the southwest corner of the intersection of St. Barnabas and Cremen Roads (map) has a conceptual site plan in the works, Bisnow reports. The project could deliver 180-250 apartments, 40-60 townhouses, and 75,000-94,000 square feet of commercial space.

Development would take place in three phases, delivering the multifamily first, the townhouses second, and the commercial uses last. The triangular site currently houses auto shops and is zoned for office/commercial/transportation use; the District Council granted a zoning change from industrial to mixed-use earlier this month. Property owner Haris Hanifi told Bisnow that he plans to sell the project to a developer after the site is entitled.
The Prince George's County Planning Department is scheduled to virtually review the project next week. Staff recommends conditional approval, including a recommendation that the commercial uses be moved closer to St. Barnabas Road during the detailed site plan process.
