30-Unit Residential Project Proposed for Takoma Historic District

The residential pipeline is growing in the Takoma Park Historic District — on Vine Street, in particular.
Montage Development Group and Rosewood Strategies plan to apply for Historic Preservation review for a concept to replace the surface lot and two story contractor building at 221 and 225 Vine Street NW (map) with a residential building delivering roughly 30 units. The building will be four stories tall and will have residential units in the cellar and penthouse levels.
There will likely be 2-3 inclusionary zoning units at 50 percent and 80 percent of median family income. Aside from needing Historic Preservation Review Board (HPRB) approval, the building will be by-right, although it is currently only planned as residential despite being in a mixed-use zone.
The design, by Square 134 Architects, is intended to reference both the industrial character of Vine Street while offering a buffer to the contributing building it abuts at 6940 Maple Street NW. There would also be a few surface parking spaces on the west side of the building.
The development team presented the plans to a meeting of ANC 4B earlier this week and hopes to have an HPRB hearing in December.
In addition to this project, the 7-Eleven across from Takoma Metro recently closed and will be replaced with a 37-unit condo-over-retail development, and a 120-plus unit affordable senior and supportive housing development is also likely to break ground next summer at 218 Vine Street NW (map).
