59 Condos, 26 Townhomes Planned for Church Site in Ballston

NVR is looking to construct 85 condos and townhomes on the former site of a church near Ballston Metro station, and we now know what that project might look like.
Designed by R2L Architects, the plans call for medium- to high-density residential developments on two parcels at opposite corners of North Vermont Street and 11th Street (map).

Twelve townhouses, split into three groupings, are planned for the parcel north of the intersection, including internal two-car garages and five guest parking spaces. South of the intersection, the 36,417 square-foot parcel will be improved with a seven-story condominium building containing 59 one- and two-bedroom units and 14 townhouses with tandem parking spaces. The condo building will also have 68 parking spaces across two below-grade levels.

Delivery of the project requires the sites be rezoned to accommodate a higher level of density. Thus far, however, the neighbors have objected to high-density development on the site, even threatening legal action if rezoning moves forward.
The Arlington County Board Site Plan Review Committee is scheduled to review the plans tonight.
