Condo Central? A 24-Unit Residential Project Planned For Shaw

Community Three Development has plans in the works for a 24-unit condo project at 435 R Street NW (map), reported EastShawDC Monday morning. The site is currently a vacant one-story building and an empty lot.
According to the blog, the units will be on the smaller end, ranging from 500 to 800 square feet. Because of existing environmental issues that need to be dealt with, delivery is likely two years out. Community Three will be at Wednesday’s ANC 2C meeting with more information about the project.
Shaw has been in the news frequently of late, given the large number of residential projects planned for the neighborhood.
Community Three is also working on a house-to-condo conversion, The Schafer, in Mount Pleasant. The firm, led by architect-turned-developer Grant Epstein, is turning the crumbling mansion into a 12-unit condo development due to deliver later this year. On that project, Community Three restored many historic details, like the wraparound porch, columns, and a grand central staircase, and worked with the existing structure to create 12 distinct layouts. We’re looking forward to seeing what they do with a blank slate.
