From 620 to 488 Units at Potomac Yard

Six months after pivoting from office to residential, ZMA Development is aiming to go slightly smaller at Potomac Yard.

The latest plans filed with Arlington County have reduced the number of residential units from 620 to 488 units planned at the Landbay C-East site at Potomac Avenue between 29th and 33rd Streets S (map). The two-phase development, now dubbed Hazel National Landing, also has added a 50 foot-wide "pedestrian passageway" between the planned buildings, leading to the 70,850 square-foot North Park Plaza central to the site.

The first phase will still include three buildings up to 14 stories tall, now delivering 297 residential units above 4,181 square feet of retail rather than 345 units above 10,000 square feet of retail. The building will also have 236 parking spaces (229 for residents) and 130 bike spaces for residents.

The second phase will include two buildings up to 11 stories, now delivering 191 residential units rather than 275 units above 5,000 square feet of retail. The phases will respectively include nine and five townhouse units facing the Plaza, and the unit mix for both will span from studios to three-bedrooms. Another two sites fronting Crystal Drive will also be developed eventually.
