As MidCity's Brookland Manor redevelopment remains under appeal and under scrutiny, the developer is moving forward with plans just across the street. A partnership including the developer has applied to the Board of Zoning Adjustment to replace the Historic Berean Baptist Church at 1400 Montana Avenue NE (map) with up to 108 apartments.

As the 39,000 square-foot triangular lot is split-zoned between MU-4 and RA-1, the application seeks to extend the MU-4 zone 35 feet to the southeast, enabling construction of a building 40-50 feet tall on the site. The project will deliver 106-108 apartments along with 32 surface parking spaces, 36 bicycle spaces, a fitness center and a rooftop terrace. The unit mix will include studios-to-two-bedrooms and some inclusionary zoning units. Maurice Walters Architect is the designer.
MidCity purchased the site last summer and the church is leasing it back at least through the end of the year while it looks for a new location. A zoning hearing has not yet been scheduled.
