Under Contract: From Six Days in Shaw to Sixteen Days in Cleveland Park
This week's edition of Under Contract follows up with three recently-featured listings that went off the market in six to 16 days.
Shaw Carriage House Condo Sells in Six Days
Under contract in under a week, this 1,200 square-foot two-bedroom carriage house-turned boutique condo benefits from a convenient location on the edge of the Shaw neighborhood just blocks from the conveniences of Mount Vernon Triangle. The unit has a large wooden beam spanning the open-concept living area, with the U-shaped kitchen against the far wall with a breakfast bar, black granite countertops, and stainless steel appliances and oven hood. The second bedroom enjoys double exposure and is spacious enough for a separate lounging area. A glass door in the unit leads out to a small patio with room for grilling and storage and stairs up to a private 265 square-foot roof deck.

5,700 Fallingwater-Inspired Square Feet
Over in Cleveland Park, this 5,700 square-foot house offers more than meets the eye, with an interior as impressive as its nearly one-acre sideyard. Clerestory windows allow natural light to pour into the open living area, which sits beneath a pitched ceiling that rises to double height and is naturally divided into various zones. A circular bumpout with an array of south-facing windows creates a breakfast area. A pair of slender windows follows the angle of the roofline on the far wall, adjacent to a built-in shelving nook and raised modern fireplace. A separate living room has a larger fireplace and massive floor-to-ceiling windows, including an angled window in the corner that sits beside a built-in loveseat bench. Upstairs, the master bedroom takes advantage of a private terrace. The house also has an outdoor pool, deck and patio. The home was initially on the market in April at a higher price, but found a buyer in just over two weeks after the price was reduced $500,000.

Anchor's Aweigh on Georgetown "Boathouse"
While an offer deadline certainly helped this recent This Week’s Find find a contract purchaser in ten days, its singular maritime aesthetic (and prime Georgetown location) was just as enticing. The seller embarked on a meticulous renovation that is unified through colors and materials and tells several stories, from the pebbled beach-referencing quartzite heath and granite kitchen flooring to the coastal map backsplash and Watergate-sourced patio stonework. Equal attention was given to the custom built-in banquettes in the kitchen and second bedroom and the five-oven AGA stove. Additional decorative finishes include the handmade rope-stair handrail and the mahogany beadboard ceilings.
