In a rare twist for the DC multi-family market, a new project would skip the one-bedroom apartments altogether.
iPlus Realty is seeking a zoning special exception to construct a 22-unit building at 2604 and 2610 Stanton Road SE (map) in Ward 8. The unit mix in the three-story building would include 7 two-bedrooms, 7 two-bedrooms with dens, and 8 three-bedrooms.

The site is located just off Suitland Parkway in the Barry Farm neighborhood and is zoned RA-1, a designation which requires a special exception for any new multi-family construction. Fifteen parking spaces would be wedged into the site at-grade, using the slope of the lot to create a natural berm.
A zoning hearing has not yet been scheduled for the project. Studio MB is the architect.
