The New DC Building Where Half of the Residents Will Have Ballpark Views
Several new residential buildings cropping up in Navy Yard are able to boast vantage points into or toward Nationals Park as a building amenity. One, however, is attempting to offer those views to half its residents.
On the former site of the Half Street Fairgrounds at 1221 Half Street SE (map), the 13-story West Half mixed-use apartment project will, at the very least, alter the visual experience of the neighborhood. The design, courtesy of ODA Architecture, is characterized by a consistent pattern of staggered cantilevers that are increasingly setback as the building approaches Nationals Park. This creates terraces which enable nearly half of the building's 464 units to take advantage of views directly into the Park.

Amenities will include a rooftop pool and an interior courtyard. There will also be 43,530 square feet of retail across two floors, including a 9,000 square-foot, bi-level location of a restaurant called The Commons from the team behind Mi Vida and Succotash.
The building recently topped off and will begin leasing units next year. JBG Smith is the developer.
